Yes. Your owner portal gives you live access to maintenance status, vendor bids, rent payments, expenses, and monthly statements — anytime, from any device.
How does maintenance work?
Tenants submit requests 24/7 through our system. Our AI collects details and photos, routes the job to qualified vendors who submit bids, and you approve or decline work directly from your portal. Every job is documented with photos and invoices upon completion.
Do you charge for lease renewals?
No. Lease renewals and month-to-month renewals are always free.
What are your additional fees?
Tenant placement is 50% of one month’s rent. For repair projects over $1,000, there is a 5% coordination fee — and the full vendor invoice is always shared with you.
What do you never charge for?
We don’t charge for property showings, lockbox access, key copies, smoke alarm installs, administrative fees, or setup/onboarding.
Do you handle evictions?
Yes. We coordinate the full eviction process including late rent notices, lease enforcement, legal posting, and working with legal counsel when needed.
How are year-end financials handled?
We prepare year-end financial summaries in a clear, tax-ready format so your tax season is straightforward.
