Pricing & Plans

DirectPads charges a flat monthly rate — $199/mo for Essential or $299/mo for All-Inclusive. The price is the same regardless of your rent amount. Whether your property rents for $1,500 or $6,000, you pay the same flat fee. No setup fees, no percentage of rent, no hidden charges.
Both plans include full property management, AI maintenance coordination, real-time owner portal, 24/7 tenant support, and move-in/move-out inspections.

Essential ($199/mo): Tenant placement is $1,500 flat when needed. Repair coordination is 5% on projects over $1,000.

All-Inclusive ($299/mo): Both tenant placement and repair coordination are included at no extra charge — ever. If you expect any turnover in the next 12 months, All-Inclusive typically pays for itself.
No. $0 to get started. We never charge a setup fee, onboarding fee, or administrative fee. You pay your first month’s management fee once we start managing — nothing before that.
No. Lease renewals are included in both plans at no extra charge. Most traditional property managers charge $200–$500 per renewal. We don't — ever.
Never. Every vendor bid is visible in your owner portal. What the contractor charges is exactly what you pay — we do not add markups on labor, materials, or any vendor service. Most traditional PMs add 10–20% on top. We don't.
If your tenant is stable and long-term with no expected turnover, Essential at $199/mo is great value — you'll rarely trigger the add-ons.

If you're placing a new tenant or expect any turnover in the next 12 months, All-Inclusive at $299/mo nearly always pays for itself. One placement alone is $1,500 on Essential vs $0 on All-Inclusive.

Yes. We manage single-family homes, 2–4 unit properties, 5+ unit buildings, and commercial properties — all at the same flat monthly rate regardless of rent amount.
Our tenant portal and maintenance system operate 24/7. Tenants submit requests at any time and our AI system triages and routes urgent issues immediately. For true emergencies we have after-hours protocols in place. You will never be the one getting the midnight call.
Simply notify us in writing — email is fine. No termination fees, no penalties, no minimum notice period. We coordinate the handover of all documentation, keys, and tenant communication professionally.

You can set your own approval threshold. Routine repairs under your limit are handled automatically. Anything above requires your one-click approval in the owner portal. You're always in control — but never burdened with day-to-day calls.
Yes. Our vendor network consists of vetted, licensed, and insured local contractors across Southern California. All are screened for licensing, insurance, and quality of work. You can see their bid and credentials directly in your portal before approving anything.
On the Essential plan, a 5% coordination fee applies only to projects over $1,000. This covers our time managing the vendor relationship, bid collection, scheduling, quality checks, and documentation. It is not a markup on the vendor invoice — you still see the exact contractor cost.

On All-Inclusive this fee does not apply.
Yes. Both move-in and move-out inspections are included in all plans at no extra charge. We document property condition with detailed photos stored permanently in your portal — protecting you in deposit disputes and giving you a clear record over time.
All your records — maintenance history, invoices, photos, lease documents, and statements — are exported and provided to you upon cancellation. Your data is yours, always.
Payments & Payouts

Owner payouts are processed within 24–48 hours of the tenant's payment clearing and deposited directly to your bank account automatically. No waiting for a check, no manual requests needed.
Tenants pay online through the portal via credit/debit card, ACH bank transfer, or e-transfer. Payments are processed automatically each month and late fees are applied automatically per the lease terms — no manual tracking needed.
Our system sends automated reminders before and after the due date. Late fees are applied per the lease. If a tenant remains delinquent, we escalate to formal notice procedures and — if necessary — coordinate eviction proceedings with a licensed attorney. You're kept informed at every step.
Yes. Automated monthly owner statements detail all income, expenses, and your net payout. Statements are available in your portal and downloadable any time. Year-end summaries are also provided to simplify tax preparation.
Yes. Your owner portal shows a live view of rent collection per unit — paid, pending, or late — updated in real time. Log in from any device and see everything instantly. No more wondering whether your tenant paid.
Tenants & Leasing

No problem. We take over immediately at no charge — no setup fee, no placement fee. We handle all communication with your tenant, transfer documentation, and onboard them to the tenant portal with zero disruption.
Our screening includes a full credit check, background check, eviction history, income verification (typically 3x the monthly rent), and rental history with prior landlord references. We present qualified applicants with a recommendation — the final approval decision is always yours.
In Southern California we typically place qualified tenants within 2–4 weeks of listing, depending on market conditions and price point. We list on all major platforms — Zillow, Apartments.com, and more — conduct showings, and manage applications, all included in the placement fee.
We do — completely. Tenants communicate with DirectPads through the portal for maintenance, payments, lease questions, and anything else. You don't receive calls from tenants. You stay informed through your owner portal without being involved in day-to-day tenant management.
Yes, and at no extra charge. We reach out ahead of lease expiration, negotiate renewal terms including market-rate rent increases, prepare updated documents, and handle signing — automatically. You're notified and can review terms before anything is finalized.
We coordinate the eviction process with a licensed eviction attorney on your behalf — serving proper notices, managing the unlawful detainer process, and coordinating the lockout once complete. Eviction legal costs are separate (typically $500–$1,500 in California) and billed at cost with no markup.

In most cases your owner portal is live and your property is active within 24–48 hours of signing. If you already have a tenant, we can notify them and onboard them to the portal within the same timeframe. We move fast.
Typically: your property address, your contact info, existing lease if a tenant is in place, property access info (keys or lockbox code), and bank account details for owner payouts. We'll walk you through a simple checklist during onboarding.
Absolutely. We handle PM transitions regularly. We coordinate the document handover, notify your tenant, and ensure a smooth transition with no gap in management. We can also help you review your current agreement to determine how to exit cleanly.

Yes. The owner portal and tenant portal are fully mobile-optimized and accessible from any device. iOS and Android apps are also available — check rent status, review maintenance, and view statements on the go.
Ralph is the AI assistant built into your owner portal. Ask it questions in plain English — “which tenants have not paid this month?”, “show me open maintenance older than 3 days”, “which leases renew next quarter?” — and get instant, accurate answers without running reports. It connects to your live property data.
Your data is hosted on enterprise-grade infrastructure with bank-level encryption, automated backups, and SOC 2 compliance. Access is secured with multi-factor authentication. We never sell or share your data with third parties.
